Our COre Plan Includes

Interior and Exterior Visual Inspections

Test GFCI receptacles

Change furnace filters

Look for signs of leakage in furnace area

Test/Run radiant heat system

Replace humidifier element (once a year)

Assure clearance requirements for furnace are met

Disconnect hose in Fall and reconnect hose in Spring

Close shut off valves for Winter/ Open shut off valves for Spring

Clean clothes dryer vent to remove lint

Check under all sinks for signs of leakage

Check smoke detectors

Check carbon monoxide detectors

Clean roof scuppers of debris (if accessible)

Fill floor drains with non evaporating fluid

Test operation of sump pump & backup sump pump system

Inspect all exterior caulk as needed including around windows, doors, openings, wall caps and around

Inspect and clean site drains

Check proper operation of exterior doors for weather tightness and adjust thresholds as needed

Inspect caulk and grout in wet areas of bathroom

Check the overflow pans for furnace, hot water heater, booster pump, drain systems, and pans for deb

Clean debris from all patio door thresholds

Store owners hoses in location determined by owner at service address for winter and replace for sum

Drain/blow out exterior sprinkler system

Initialize exterior sprinkler system

Check proper operation of exterior sprinkler system

Check/vacuum refrigerator and wine coil to allow proper air flow

Change refrigerator water filter

Check time clock settings for correct time and proper operation as installed

Check faucet flow and clean screens as needed

Check toilet for proper operation and water level

Check hand held shower head screen

Check proper operation and clearances of egress windows

Test and lubricate garage door openers and related hardware

Vacuum supply vents and return vents

Vacuum exhaust fan grills

Test run hose bibs

Inspect settlement issues on paver walks

Tighten all cabinet hardware and hinges

Two painters for (1) day for general touch-up

Wash outdoor decks and check for signs of wear or damage

Set-up and store outdoor furniture (stored at owners home)

Inspect and adjust operation of all windows

Inspect and adjust ornamental fencing and gates

Power wash limestone main entry stairs and porch

Change burned out interior, exterior and landscape light bulbs

Inspect kitchen and bath stone countertops clean and reseal as needed

Pro-active sewer line rodding to street

Clean inside and outside of windows, doors and sills

Inspect bathroom and AV closet exhaust fans
